Are you an NDIS participant looking for somewhere to live that is comfortable and suited to your requirements? Or looking to find an ideal home for a friend or family member with very high support needs? A SIL dwelling is a home that is designed, built and furnished especially for a person with disability. People who live in SIL housing care are provided with the support they need to help them live as independently as possible.
What is a SIL house?
In Australia, a SIL home is a Supported Independent Living home for a person who is a participant within the National Disability Insurance (NDIS). NDIS participants who have physical or social support needs live in SIL homes, where they are supported with activities like personal care, meal preparation and other tasks of daily life.
To access Supported Independent funding, an NDIS participant will be assessed against eligibility criteria. The NDIS will consider how the housing will help a person:
pursue their goals
live more independently
create better connections with family and friends
have a reduction in their need for one-on-one support
Support workers help those living in a Supported Independent Living property to be more autonomous, more connected to the community, and to be empowered to make decisions about their future.
Specialist Disability Accommodation
Specialist Disability Accommodation SDA is another form of livable housing that is designed for people with very high support needs. Usually, SDA homes are staffed by support workers who are at the home all the time. SDA homes may have a higher level of modifications and feature assistive technologies.
SDA providers must make sure that dwellings in this category have been designed using the SDA Design Standard. SDA homes must:
be fully accessible
support people with high physical needs
offer improved liveability
feature robust design

Related questions
SIL and SDA homes are both types of dwellings for people with disability. A Supported Independent Living SIL home is suitable for a person who needs a bit of help, but who is independent in some areas of their life. An SDA home is for a person who has extreme functional impairment and needs a high level of assistance through more structured support services. NDIS participants who have been approved for SDA support usually require more intensive supports from their SDA provider.
A SIL home may be a unit, apartment, townhouse or free standing home. Some houses are designed for just one person to live in, while many others are group homes, shared by two or three residents. Services are provided as needed to all the people with disability who live there.
The NDIS does not directly cover the cost of rent for participants. However, a person with an approved NDIS plan can receive funding to cover the cost of living in supported accommodation. This funding is used to pay for the accommodation and assistance and supports that are required.
Once living in a SIL home, residents with disability need to cover other personal costs like food and toiletries themselves. NDIS participants do not need to pay rent once they have moved into their specialist disability accommodation SDA or SIL home.
